Romans Surveyors’ Commercial Department were instructed by Barclays Bank Plc to undertake a valuation for loan security purposes on the commercial development on Fishponds Road, Wokingham.

The site comprises an area of approximately 0.53 ha (1.3 acres) and benefits from detailed planning permission for the erection of 15 units for B1 office use, B2 general use and B8 storage and distribution use. The units range in size from 137 m2 – 342 m2 (1,478 s ft – 3,686 sq ft).

A residual valuation was undertaken to calculate the market value of the site with the benefit of planning permission. At the time of inspection construction of the site was underway and therefore an estimation of build cost to date was provided as well as the gross development value.
